Due to expansion my client is now looking for a Property Manager to join their team.
This is a great role working for a very supportive business who look after and retain their staff.
Previous experience is not necessary as full training will be provided. An interest in the property sector, having the ability to hold meetings with residents and have conversations with contractors and ensure everything runs smoothly is a prerequisite. You will be working with a great team of circa 10 people in a supportive environment, where communication and being a team player is highly important.
Duties include but are not limited to:
● Act as the first point of contact for Clients and Leaseholders enquiries; retain thorough internal file notes; utilising my client’s platform or any other internal system to raise maintenance tickets, works orders and messaging.
● H&S compliance; proactively manage renewals, provide Clients with a copy of the all the necessary paperwork; answer Client queries; seek Client written instructions on remedial works and action points.
● Ensure that all reports, certificates, maintenance contracts, insurance and other such related documents are in date, loaded on their Software and filed within various internal systems.
● Day to day maintenance issues; arrange appointments, access, quotes and other such requirements
● Work within each Client and within the restraints of funds held, Approved Expenditure, and Client’s written instruction.
● Budget preparation and presentation to clients.
● Periodic site visits and all related administration including reports; Ad hoc site visits to meet third parties where required.
● Liaise with bookkeepers on billing, debtors, service charge arrears, appoint solicitors where necessary, general enquiries.
● Consultations; on all aspects including notices, tender process, ensuring clients sign TOB addendum and Additional Service Fees billed; act as a Conduit between client, leaseholders, contractors, project managers and other such parties.
● Advise on and arrange planned maintenance reports and works, and reinstatement cost valuations.
● Where required attend meetings, AGMs, departmental meetings.
● General office duties.
● Report to Line Manager regularly; report all escalating issues, formal complaints and solicitors letters to Line Manager and Operations Manager.
● Retain annual CPD log of personal training and learning; Internal training as required.
Ideal Person
This role will suit someone who has some experience or interest in the property sector, especially in Lettings sector.
Excellent communication skills, both in person over the phone and written.
Ability to listen and to find suitable solutions for any issues that may arise.
Knowledge of the Tunbridge Wells area.
Proficient in Microsoft applications.
Self-motivated and excited to work in this industry and in a great team.
Willing to learn and keep up to date with CPD Continuous learning.
Happy to take direction and be a team player as well as having the ability to work independently.
Ability to host meetings.
Have Enthusiasm and energy.
Remuneration
Excellent annual basic salary circa 30-40k depending on experience.
